A look at the Bellbird property shows that the property was not rented for a period of 3 months and was rented for 9 months. The monthly rent for the property was $1750 for each month. There could be a reason that the property was not rented for 3 months which could be due to lack of facilities or rent. Raising the rent further could lead towards increasing the period when the property is not rented and might not result in reducing the total income further. This will thereby result in decreasing the total income and would not be a wise strategy to increase the rent as it might backfire for the company. A look at the Parakeet property shows that the property was not rented for the entire period as there were gaps where certain months were packed but certain months were vacant. The monthly rent for the property was different for the different units that the property had which increases the complexity as raising the rent would create huge differences between the three units. There could be a reason that the property was not rented which could be due to lack of facilities or rent. Raising the rent further could lead towards increasing the period when the property is not rented and might not result in reducing the rent further. This will thereby result in decreasing the total income and would not be a wise strategy to increase the rent as it might backfire for the company. A look at the Swasneck Cresent property shows that the property was rented for the entire period of 12 months. The monthly rent for the property was $2015 for each month. The reason for the property being rented on all the months could be the facilities that the users were able to get at the price paid by them. The fact that the place was rented for all the months provides an opportunity where the rent for the premise can be increased. This will have little or no effect on the consumers using it because facilities and service is the main consideration here and people will be willing to spend even higher. Thus, out of the 3 property Belinda & Steve can look towards raising the rent of Swasneck Cresent in comparison to the other properties that are present because of the opportunity the property has and will have little or no effect on the number of visitors renting the premise.
